A completed or near-complete home can provide a clearer property, price, appraisal, inspection, insurance, and closing path. Confirm the current status and controlling terms for the specific home.

Path 02

Starter home

An efficient plan can prioritize the rooms, storage, parking, and finishes that matter most. Final cost still depends on the property, site work, specifications, allowances, and financing.

Path 03

Build on your lot

Land you already own may become part of the project, but title, survey, access, utilities, drainage, restrictions, plan fit, site costs, appraisal, and lender requirements must be reviewed.

A pre-approval amount, advertised payment, or starting price is not the same as the complete monthly cost or the complete construction scope.

Set a comfortable payment

Use a monthly amount that still leaves room for taxes, insurance, utilities, maintenance, transportation, savings, and normal household expenses.

Organize lender documents

Prepare income, employment, asset, debt, identification, and credit information for the lender. Do not send sensitive financial records through the Better Builders public form.

Compare eligible loan categories

Ask a qualified lender which purchase or construction programs may fit the borrower and property. Approval, eligibility, rates, down payment, appraisal, and terms are lender decisions.

Choose the property path

Compare an available home, a practical starter plan, or a build-on-your-lot project using the same payment, area, site-work, and schedule assumptions.

Price the complete project

Include land, site preparation, utilities, permits, plans, engineering, driveway, appliances, allowances, closing costs, insurance, taxes, and owner-provided work.

Read before signing

Review the plan, area schedule, specifications, inclusions, exclusions, allowances, responsibilities, change-order process, schedule, closing documents, and written warranty.

Better Builders includes this written limited warranty with eligible new homes, whether the property is inside or outside city limits. The warranty issued for the specific home controls coverage.

Workmanship & materials

Coverage for qualifying defects in workmanship and materials, subject to the written warranty standards.

2 years

Home systems

Coverage for qualifying plumbing, electrical, heating, cooling, and other defined home systems.

10 years

Structural coverage

Coverage for qualifying major structural defects involving defined load-bearing warranted structural components.

The 10-year portion applies to defined structural coverage. It is not blanket coverage for every item in the home. Eligibility, enrollment, exclusions, warranty standards, claim procedures, and all other terms are controlled by the written warranty agreement.

Prepare for the first conversation

Bring the useful facts—keep sensitive records with the lender.

Better Builders needs enough information to discuss the home and property, but the public website form should never be used for Social Security numbers, bank records, identification documents, passwords, tax returns, pay stubs, or other sensitive financial records.
